Lake Tahoe & Truckee Real Estate Market Report: Q3 2026

October 28, 2026 by Dave Westall Leave a Comment

Market commentary by Dave Westall, Sierra Sotheby’s International Realty

I’m pleased to share Sierra Sotheby’s International Realty’s Q3 2026 Market Report for Lake Tahoe, Truckee, and the broader Reno/Tahoe region. The results reinforce an important point: neighboring markets can tell very different stories. On the West Shore, more homes sold while the median price declined. On the North Shore, the median price increased, but total dollar volume fell.

About the data: The figures discussed below compare single-family sales from January through September 2026 with the same period in 2025. Although published as the Q3 report, these are year-to-date results, not July through September alone.

Lake Tahoe Q3 2026 Market Report

Truckee: Shorter Marketing Times Than Reno and Sparks

The report shows single-family homes in Truckee averaging approximately 41 days on market, compared with approximately 79 days in both Reno and Sparks.

That difference provides useful context, but an average is not a timeline for an individual property. Sellers should not assume that every Truckee home will sell quickly, and buyers should not assume that longer marketing times elsewhere guarantee negotiating room. Location, condition, pricing, and the available alternatives still need to be evaluated at the property level.

West Shore Lake Tahoe: More Sales, Lower Median Price

On Lake Tahoe’s West Shore, year-to-date single-family sales volume increased 7% to approximately $209.7 million. The number of properties sold rose from 93 to 104, an increase of 12%.

Pricing moved in a different direction. The median sold price declined 8% to $1,182,500, while the average sold price fell 4% to $2,016,440. Average days on market decreased slightly, from 55 to 53.

My takeaway: More transactions are taking place, but increased activity should not be confused with rising values across the board. For sellers, the starting point is a realistic comparison with similar homes that have sold and the properties buyers can choose today.

The lower median and average prices also do not establish that every West Shore home lost value. Both measures describe the properties that sold, and changes in that mix can influence the results.

North Shore Lake Tahoe: Higher Median Price, Lower Sales Volume

On the North Shore, the year-to-date median single-family sold price increased 5% to $1,250,000. However, the average sold price declined 26% to $1,674,854, and total sales volume fell 29% to approximately $169.2 million.

The number of properties sold decreased from 104 to 101, a decline of 3%. Average days on market shortened from 65 to 57.

My takeaway: One statistic cannot tell the entire story. A higher median price does not mean every segment strengthened, just as lower dollar volume does not mean every property’s value declined. Before applying these trends to a particular home, I would examine the comparable sales, their price ranges, and the characteristics that distinguish them.

Sales volume measures the total dollar value of completed sales, not the number of homes sold. The North Shore’s relatively small decline in transactions and much larger decline in dollar volume illustrate why those measures need to be considered separately.

What These Results Mean for Buyers and Sellers

For Sellers: Price and Prepare for Your Actual Competition

Start with an honest assessment of where your property fits. Recent comparable sales, competing listings, condition, setting, and presentation should guide the strategy. A regional increase in sales activity is not a reason to overlook pricing, and a decline in the median is not a reason to assume your home has changed in value by the same percentage.

My advice is to focus on the decisions you can control: thoughtful preparation, realistic pricing, strong presentation, and marketing that clearly explains what makes your home distinctive. Once the property is listed, showing activity and buyer feedback should help inform the next steps.

For Buyers: Evaluate the Property, Not Just the Headline

Use the report to understand the broader context, then narrow your analysis to the neighborhood and type of home you are considering. Compare the asking price with relevant sales and available alternatives. A shorter market-wide selling time should not rush your decision, and a softer regional statistic does not automatically make a particular listing a good value.

The goal is to understand the opportunity in front of you and make a decision that fits your priorities, timing, and long-term plans.

Local Perspective for Your Next Move

I remain confident in the long-term appeal of Lake Tahoe and Truckee, but confidence in the region is not a substitute for careful analysis. My appraisal background shapes how I interpret these reports: start with the data, understand what it measures, and then examine the details that matter to the individual property.

Thank you for your continued trust in me and the Westall Real Estate Team. Whether you are preparing to sell, searching for a mountain home, or simply following the market, my goal is to provide clear information, candid advice, and thoughtful guidance.
